1. What are the application criteria and what does the screening process consist of?
1. There will be a $60 application fee that will be due at the time your application has been submitted. By submitting the application you are authorizing Cypress Realty of Louisiana, LLC to run a full background check, credit check, eviction records and an employment history on all applicants.

2. How much is the security deposit?
2. Security Deposits vary depending on the home you are applying for and whether or not there is a pet deposit for that property.

3. Can you clarify the monthly rent and any other fees or payments?
3. The renter will be aware of all fees before they are charged. All fees charged to the renter will need to be signed off by the renter.

4. How will I pay for utilities?
4. All utilites will be the responsibility of the renter unless otherwise stated in the lease agreement.

5. What is the pet policy?
5. The pet policy depends on the property. Any properties that allow pets will have a nonrefundable pet deposit and a pet addendum that will need to be signed by the renter.

6. What is the parking situation on the property?
6. Each property is different with a parking policy. Every home we offer will have some type of free parking for the property.

7. Under what circumstances will you enter the property?
7. There will be inspections done on each and every property at any given time during your lease. You will be given a notice before anyone enters the home unless there is an emergency that will harm the home or any occupants living in the home.

8. How soon can I move in?
8. A renter can move in once the application has been accepted, all fees are paid, lease has been signed by all parties and the keys have been assigned to the renter.

9. What changes can be made to the property?
9. NO CHANGES can be made to the property without the written consent of Cypress Realty of Louisiana, LLC. You can submit a work order to be reviewed and you will be given an answer within 7 days.

10. How do maintenance requests work?
10. You can submit a work order through the tenant portal or you can call, text or email Cypress Realty of Louisiana. All information will be given to the renter when signing the lease.

11. Are locks changed between renters?
11. All homes will be rekeyed between renters. Renters will need written permission in order to change the locks on the property and a key must be given to the property manager at the time they are changed.

12. Can I sublet the property?
12. A renter is NEVER allowed to sublet a property. The renter can call the property manager to see what options are availble to them.

13. Are early lease terminations allowed?
13. This will depend on the property and terms stated in the lease. However, there will be an EARLY CANCELLATION FEE that will be due before any lease is terminated.
